Located at the end of a quiet and private street off Queens Highway, the villa sits perched on a ridge capturing ocean breezes and provides unparalleled water views and the feeling of being in a tropical tree house.
A timeless limestone wall gives way to a gated entrance, which opens to a concrete driveway flanked by historic stone walls, coconut palms, and a colorful palette of tropical plants and bougainvillea.
The surrounding lush natural landscaping ensures that you feel connected to the natural beauty that makes Exuma unforgettable.
The Villa Design:
Built by a local builder from three generations of carpenters, the 1800 square foot villa is on one level and the open floor plan was designed for entertaining inside and out.
Clementina’s Cove combines modern coastal design with a warm island style. Inside, vaulted ceilings, whitewashed beams and large sliding glass doors and windows frame the water views of the changing blue hues and fill the space with natural light.
The open concept plan flows seamlessly onto a large veranda inviting you to transition effortlessly between indoor lounging and outdoor serenity.
Three thoughtfully appointed and spacious King, ensuite bedrooms, ensuring both comfort and privacy for every guest (maximum of six guests, regardless of age).
Outdoor Living:
Expansive outdoor living spaces include multiple seating areas under the spacious wrap around veranda. Dining alfresco under the veranda offers endless views - the epitome of Caribbean living.
The saltwater pool and adjacent sundeck with chaise lounges and adirondack chair seating areas extend the area for the stunning views of Hoopers Bay and swaying tropical landscaping.
How about a game of bocce overlooking Hoopers Bay? Or, a game of pickleball on a regulation size court? Yes, we have both, rare island amenities!
Prime Mid Island Location:
12 minute drive from Exuma International Airport (GGT)
8 minute drive to Georgetown, the charming capital of Exuma (grocery stores, shopping, liquor stores, bank ATM, restaurants and more). In Georgetown, you can rent a boat from Minn’s or catch a water taxi to visit the beaches, hiking trails, restaurants and beach bars on Stocking Island.
10 minute walk or 3 minute drive to Hoopers Bay Beach and 5 minute drive to Jolly Hall and Tar Bay Beaches
10 minute walk or 3 minute drive to Exuma Markets - Hoopers Bay (formerly Prime Island Meat), pizza shop and assorted shops/services at La Famiglia Plaza
The mid island location makes it easy to explore Exuma’s most beautiful beaches in both directions, from Exuma Point (30 minutes) to the tip of Little Exuma (40 minutes). Your beach hopping days will be filled with stops at many beautiful beaches, sand bars and hidden gem restaurants/beach bars!
